Ridge Villa 1222

This is a great place to stay and I would willingly return in the future. It's an upper story home, and is itself a 2-story unit, so your bedroom is a full two flights of stairs up from ground level so keep that in mind. The views in all directions are just terrific, because it's up on the ridge. That also means you do have a bit of a hike coming back up from the beach. All in all, it's not for those of limited mobility. The rooms are extremely spacious, unbelievably so. The living room area, the bedroom, even the bathroom are easily 60-80% bigger than I was prepared for. It is slightly under-furnished: an extra chair or sofa in the living room (there is only one) would have been nice, and a second chair up in the bedroom. It's not very stylish or luxurious, but very functional and comfortable. The kitchen was fully equipped, we lacked for nothing. Cleanliness was exceptional, not a single insect to report (amazing!). I loved the louvers which allow the trade winds to blow through. And the A/C works just fine even though it consists of two window units (one upstairs, one down) vs. central. We were there in 92-deg heat and with the air on, it was very comfortable. It's super-quiet; very little activity on the streets, neighbors were very respectful and quiet (actually we never saw them). The golf course setting is great, the area is beautifully landscaped, and you have panoramic views of both sunrise (from the stairway window) and sunset (from the two balconies), and also the mountains. Truly, the views were superb. Location is great, allows you access to three different beaches within a 15-minute walk (and two of them are excellent: Kapalua and DT Fleming). Plenty of walking opportunities, along the Kapalua Coastal Trail and also along the Dragon's Teeth peninsula. Also easy access to the Ritz-Carlton, the golf course, and also the Tennis Garden just to the west. Sea House and Merriman's restaurants are top notch, both within a 15 min. walk or a 3 min. drive. Very highly recommended.

Our stay was pretty enjoyable! Everything was perfect end relaxing the only thing that I probably made the mistake on when I was finding places, its that I didnt see anything that said was handicap friendly. And was hard for me to go up and down the stairs, but my experience overall was great. Clean and Relaxing Thank you!

Overall a good stay. Recebtly renovated, nice unit. Furniture could definitely be updated as well. Uncomfortable couch and bed. Otherwise no complaints.

Kapalua is often windy, and it was blowing for most of our visit, but the lanai was calm, and the sunset views magnificent. The place is comfortable, although it can use some freshening up, and Sullivan Properties was ready to help when needed.

This property should not be rented until some things are addressed. During our stay we had several encounters with cockroaches, ants and other misc. bugs. Sullivan Management did send in someone to address the issue but the bugs prevailed. It was not clean but then where would one start. The windows were dirty and also the lanai needed a good washing down. The carpet was buckling and the cheap linoleum in the kitchen was lifting. The whole place needs a redo. We don't blame Sullivan, we think that the owner needs to take some of the equity that they have been making and put some of it back in to the condo. It was like walking down memory lane into the 90's and not good memories either.

Original accommodation had a plumbing issue so Sullivan group found us a better replacement asap. Loved the attention we received with this change. Would use them again when visiting Maui

We received updated information on when rental charges will go through. Good communication via email and APP on driving directions to the unit from the airport, code access to key, Wi-Fi connection.

We've stayed in a number of Bay Villas and Ridge Villas units over the past 20 years, and love the area and the view. This particular unit desperately needs to be professionally repainted. A/C is noisy, but not really needed. Sullivan Properties has always been easy to deal with.

I love the views from this condo. It is peaceful and serene. Updating would be a nice perk for this property. Good friends, 'the Dorns' have been visiting for a very long time. Great place and location. Had all the basics for a good time. The grounds and pools are very well maintained. Access to the beach and Kapalua walking trail is right across the street.
