Perfect for my family. Everything was in line with expectations.

It would be nice to order a drink at the beach house and drink it by the pool. The condo was very nice, however, very warm. Next time staying at a place with air conditioning.

I have been renting a condo from Sullivan Properties at Sands of Kahana for many years and they never disappoint. The staff is always happy to help if a problem arises

The property is beautiful and the staff very lovely and accommodating. The view couldn't be more spectacular!

While it was spacious and well-equipped, it was outdated and in need of renovations. The biggest issues were the lack of air conditioning, which made the space hot and humid, the extremely uncomfortable beds that made it hard to sleep, and the poor lighting, which made the place feel dim and unwelcoming.

On the plus side, the location was good, and the views were stunning, which helped compensate for some of the downsides. With better upkeep, new beds, improved lighting, and some form of cooling, this place could be a much better option.

Spacious unit with everything needed for a family of 4-6. There are four buildings at this property and this building (#3) was the best location for views and nice breezes (no AC in most of these units) 3 fans were provided and lots of beach amenities including chairs, floaters, boogie boards and sone snorkel gear. Parking is included and there is plenty of it. Plenty of dishes and glasses etc. We appreciated that the property managers allowed us to check in 3 hours early since our flight arrived early in the day. There is a large lanai and large windows off the master and living area. No views in the 2nd bedroom. Lots of closet space and recently updated bathrooms. We enjoyed the pool and hot tub every day and loved having access to a small sandy beach with an outdoor shower for rinsing. We saw turtles off the shore and the view of other islands as well. Having the restaurant on property is convenient. But you cannot bring your drinks to the pool from the bar so bring your own insulated tumblers and make up your own drinks! Maui Brewing Co, Miso Phat sushi, Dollies Pizza, a general store, liquor store, Boss Frogs beach rentals and more are right across the street. But there are lots of bbqs if you want to grill and chill. You are close to Kaanapali, Napili and Kapalua. So much to do within a small radius. The only downside if I had to put one out there is the furnishings are a little dated. But honestly- it all worked well for us since we were only there to sleep for the most part. Oh and one last note on that ... if you like to fall asleep to the sound of waves crashing - this is the place for you!!!

This property is older and it shows. Unit 336 has had kitchen and baths updated, but the beds in the 2nd bedroom are old and hard. The couch is ancient and you sink to the springs. The bath amenities are miniscule, watery liquid soap at the sinks and one quarter size soap, and this was for 4 days. One mini shampoo, no lotion or anything else. The biggest issue though is the unrelenting wind noise that has a constant whirling sound despite closed windows.

The condo and view are amazing! It was not a problem not having air conditioning, just left the doors open and it was cool enough. The heated pools and hot tub were great! Easy access to the beach. Will definitely come back again!

Plenty of room, open and airy. Fantastic location, restaurants and shops within walking distance. The ocean view was exceptional. There were beach chairs and coolers in the condo. Had a drain maintenance issue that was handled as soon as I called it in, appreciated the quick response. Could have been a little cleaner, having a broom would have been helpful.

Great host, Great location and Convenient stay! when we initially looked at photos we thought the ocean view was a stock photo, but the view looks exactly like the photo and you can hear the ocean sound. This was a great convenient stay and spacious! Perfect size for our family of 4. Good kitchen and the rooms were pretty clean!

1 week at the beautiful Sands of Kahana

FANTASTIC VIEW, CONDO NOT SO MUCH. MASTER BATH SHOWER IS OLD, WATER TRICKLES FROM SHOWER. PULLED OUT A DRAWER IN BATHROOM, FRONT CAME OFF IN MY HAND. SECTIONAL IS VERY OLD,FILTERS NEEDED TO BE CHANGED IN FRIDGE, OLD APPLIANCES, THE FLOOR CORNERS IN EACH ROOM WERE DIRTY. ALL IN ALL, 3 STARS IS ABOUT RIGHT.

Sullivan Properties makes renting a unit at Sands of Kahana very easy...seemless in fact. No concerns whatsoever with the process. But, despite the fabulous location of this unit on the ocean front, our takeaway is that the unit is getting stale and dated (we've stayed in this unit before) much as are the timeshare units throughout Sands (including the ones we've stayed in before...and will continue to stay in because we love the property overall). The kitchen pantry smells of garlic, things are getting old looking and worn. And since the rental prices don't seem to be going down (thus we assume revenues are still good) isn't it possible to provide basic higher quality and more necessities in the unit at check-in (coffee, spices, olive oil, higher quality soaps, shampoos, conditioners, etc., etc.) like we are used to seeing in AirBNB's and VRBO's throughout the world? Hate to be a little negative because we love Sands of Kahana and we love the view from this particular unit. One other thing...and this has nothing to do with Sullivan Properties, the labor shortage in HI really shows in the staff at Sands of Kahana. The check-in and check-out staff, although polite, seemed very young, inexperienced, and minimally trained. Not the outgoing, friendly, professional, helpful staff we were used to at Sands of Kahana over the years. But we saw similar problems at restaurants throughout the island, etc. Thanks, we'll be back.

Very nice space. Vacuum was not useable. No bucket for the mop and no way to squeeze it out. Bad dust pan and no little hand broom. Refrigerator needed 2 filters. Clean except for around the washer and hot water tank. One closet door was pulled off the slider. Otherwise nice condo.

The whole experience was easy and stress free! The management was easy to talk to and the room was perfect, even better than described!! The room had everything we needed and then some. It was very spacious and had the most amazing view. Great location and easy access to everything. Truly was an unforgettable vacation.

Very nice view. Unit need’s updating: garbage disposal is terrible and worn out- dishwasher doesn’t clean, found lipstick on glasses and dirty silverware. Washing machine makes terrible noises and shows rust. Cabinets in kitchen needs to be tightened up and deep cleaned.
Mattress in spare bedroom needs replacing .

The ocean views alone sell this unit as they are simply breathtaking from the lanai, as well as from inside the unit thanks to the wall-to-wall windows in the main bedroom through to the connected living room. Expect to find yourself wanting to spend lots of time sitting on the lanai in the morning and late afternoon viewing the sunset and islands of Lanai and Molokai. Large (1500sf) well-appointed 2 bed / 2 bath unit was ample room for our family of 4. Rooms and bathrooms on opposite ends of the unit gave the kids and parents their own sense of privacy. Decor is a bit dated, but in very good/clean condition and gives a classic Hawaii beach vibe. Onsite restaurant/bar by the pool with ocean views was very convenient and had great casual food & drinks. Great coffee shop (Hawaiian Village Coffee) a short walk away, and a fun/good sushi restaurant/bar (Miso Phat! lol) right across the street. Note that the unit (like most in Maui) has no air conditioning, which was no problem for our trip in October (the perfect month to be here imo), but may be for some in the more hot/humid summer months. Highly recommended for families on a modest budget; we stayed 5-nights for the price of 1 night at The Ritz a few miles away. Host (Sullivan Properties) provided great communication emails before, during, and following stay. While the unit does not promise beach equipment, they will leave equipment purchased/left by previous guests. We were lucky enough to find and use a beach umbrella, 2 beach chairs, a beach cooler, 2 boogie boards, and 2 sets of snorkel gear during our visit, which saved us literally hundreds in purchases/rentals while there. Kaanapali area in general was fantastic if you prefer a slightly more laid-back and less commercialized experience than the bigger resort towns (Kapalua & Wailea). So many great lodging options in Maui, but based on our experience I see us booking this unit again on our next Maui family trip as it delivered amazing "bang for the buck".

Just what we were looking for. Quiet, lots of room to move around, privacy for 2 couples in 2 bdrm unit. Really enjoyed ourselves. Very good value for the money. Happy with everything. One thing to note the washer/dryer unit..the washer was fine but the dryer made loud squeaking noises...

Despite my flight delay this has been my top vacation. The apartment is big and comfortable. Easy to get around. the elevator is slow if you live in a higher floor that may cause some aggravation. Overall great place to spend time with your loved ones without disappointments. Thank you, Sullivan Properties.

The Sands of Kahana 334 was amazing! It was perfect for my wife and 3 children. The condo is spacious and beautiful and the views are beyond spectacular. The apartment had everything we needed and more. It got a little warm inside during the hottest part of the day, but the fans in the rooms kept it cool enough at night. I would highly recommend this rental!

The grounds and staff are wonderful, the location beautiful and perfect. And the condo is absolutely amazing!! Well layed out, breathtaking views, comfy and homey.
The only 2 shortcomings are the lack of convenient parking and it's small compact car parking spots that make it almost impossible to get in and out of your car after parking. The other was the lack of electrical outlets and/or USB outlets.
Still my absolute favorite place I've ever stayed though. Love that they have a bar and grill on site next to the pool too.

Loved having a washer and dryer. Bedroom was a bit crowded with not much space for suitcases. We ended up putting suitcases in second bathroom to keep them out of our way. Check in and out very easy. No issues.

The unit was everything advertised. The time went too quick!

This year we were in 318 - could have used a few more paper products then were left in the room - but otherwise - our visit was awesome

Condo was clean and as described. Bedroom a bit snug, but manageable. Property was well maintained and manicured. Easy check in. Property Management Company was easy to work with.

We enjoyed being able to watch sunsets and whales from our lanai. Captain Jack's Restaurant was on site and near. The parking, elevator, pool and bbq grills were also near this unit. It's located near the rear, so it had an ocean view. No AC but wasn't a problem at all in February-knew this ahead of time. Enjoyed having two bathrooms. Reasonably priced for this season. It was about a mile from our favorite snorkel spot.

This unit could use a little maintenance. Wall behind sliding door has been one scrarched. Bathroom cabinets are too low. I hit my head many times. Bedspread needs replacing

We had the best time. The property is in a great location, close to restaurants, convenient store, coffee shop and boss frog's. Our room had an amazing view of the ocean and grounds around the property.

When we arrived ,the condo was very welcoming. Hawaiian music playing, fans and lights on. The view is amazing!
Plenty of clean towels.Nice to have a washer and dryer in the condo with plenty of laundry detergent provided.
Kitchen was well equipped . Everything you need to make it your home away from home.

10 out of 10 experience. Condo is in a great location. Condo is roomy and had everything we needed. Washer/dryer and 2 full bathrooms added an immeasurable convenience factor. Complex is a lot of fun with music, pool, restaurant and bar. Staff was very sweet and informative. Highly recommend.

Great view. Location has several walkable restaurants - Captain Jack's on site, Dollie's pizza across the street and others. Maui Brewing Co Kahana was a favorite but has closed. Having a car is recommended if you want to go to Kaanapali, Lahaina or other areas. Unit is first floor but elevated a little above the grounds. You will hear some buzz from the restaurant when on the Lanai but we kind of liked it and you can still hear the surf. Sunrises and sunsets are amazing of course. We saw whales and sea turtles. 2 new pickleball courts. The only tennis court with a net has some pretty large cracks but we still played on it every day.

Great time on Maui. We always love staying at The Sands of Kahana. Nice resort, pool, breach, restaurant, bar and a short walk to other restaurants and stores. We always meet lots of other guests to share stories with.

Great vacation rental! I've been to Maui many times and wish I had found this before. Clean, comfortable, good amenities, beautiful views of the ocean and close, easy access to the beach. The onsite restaurant was a nice feature for those nights when we didn't want to cook or go to another place to eat. I would recommend this place to anyone who is going to Maui and I will definitely be staying there again.

This was a great place to stay! I have been to Maui many times but this was the first time with this type of property. It was clean, comfortable and had a great view of the ocean and easy access to the beach. The pool, hot tub and restaurant were nice amenities.

We had an amazing time on our honeymoon staying at the Sands of Kahana. Our room was perfect! We were right off the ocean and were able to watch the sunset from our lanai every night. We were close to the pool, yet the foliage gave us the privacy we wanted. We couldn’t hear anyone around us and felt secluded. We ate several meals the at Beach House which was a short walk away and so convenient after a long day of exploring the island. Be sure to talk with the concierge and book excursions early on. The book up fast! We will be coming back (hopefully sooner than later!!)

Our condo at Sands of Kahana was great we stay in unit 318 every two years. A ocean view 1st floor you can’t ask for anymore ! Sullivan travels made everything so convenient with updated text to me with all the info I needed. The condo was clean, and had everything we needed. We will be there in two more years can’t wait to go back. We vacationed the first week of June 2023.

318 was not a bad room. A little overpriced In my opinion, (I’m a very seasoned traveler, and this room is over priced)
Great view, and a pretty decent room. No air-conditioning at all, but if you open the doors, you at least get a good breeze. The screaming children with no security present, the continual running of the power washers mid week, too much to bear. Not a good selection if you’re looking for some privacy and quiet. This is a very tired room. Meaning, it’s ready for an update!

The beach house was amazing! Kudos to all of my New friends there!

Great place!! Right on the water and beautiful views! not overly crowded area which was great and you have a bar right down stairs if you want to keep it easy and stay close!

Beautiful view from the lanai of this unit, so we spent much time relaxing there. Sands of Kahana very nice, with great beach and restaurant. The unit itself could be upgraded and cleaned more thoroughly, and the back bedroom was small, dark, and noisy with its proximity to people going up and down stairs. However, we really did enjoy our stay and watching whales from the lanai, which superseded any negatives.

I have stayed at the Sands of kahana in the past and have had a wonderful time. Unit 318 had a water pipe leak in the ceiling and it turned out to be a sewer pipe above the kitchen counter. This made the kitchen completely off limits and resulted in the condo smelling of urine, Building maintenance came in and out of the condo without prior notification cutting holes in the ceiling. They could not determine the scope of work needed. And responsible party we were told. A plumber also came but did not return. Or fix the problem. We had limited use and privacy in the condo. The leak was caused by the upstairs condo and they stopped using the master shower after we ran up and asked them what source of water they were using. It turned out to be the sewer drain. Unfortunately there was no offer to move us to another condo. Our children were staying in another condo in the same building and we spent more time in their condo. We only slept and showered in the back bedroom. When I asked who would clean and sanitize all the repeated sewer water and splashes all over the kitchen one Sullivan employee told me to do it my self with towels. We did receive a partial refund but with the limited use, sanitation concerns, smell of urine, and lack of privacy we were less than happy. When we arrived the patio had lots of sand and piles of leaves which I swept and disposed of. The shower pan is grimy looking. The condo has seen lots of wear and tear. Our sons condo was wonderful and thankfully they were gracious with letting us share their condo but it was limiting to their family privacy.too. We love the Sans of kahana and will return but not to this condo.

The Condo was exactly as advertised. The first floor made it easy to enjoy the sunrises Egbert morning from either the patio or the beach. This location is also a two minute walk from the resort restaurant, and around three minutes from the front desk where I was able to reserve tours and other things to do at the event center. Since my Christmas vacation was interrupted due to a winter storm it was greatly appreciated that the property manager was flexible and allowed me to easily reschedule. All together, I will be staying at this condo again in the near future.

Great condo for our family of four!

Reservation staff (Sullivan Properties) and the front desk staff were all very kind and accommodating. The unit was clean, however, some furniture needs replacing (dresser drawers stuck) and there was no laundry soap as promised. Otherwise a very pleasant view!

The location was great. The unit was clean but could use updating. Kitchen drawers didn't work right. Clothes dryer squealed rather loudly. Internet did not work well in the bedroom.

The unit is well maintained and a great value. While the bedroom is at the back, because of the louvered windows; there is always cross ventilation coming in from the mountain side of the condo and one can still hear the ocean! I was concerned about being so close to the pool and restaurant but because it is 1 unit in, I never heard anything from those areas. I have been coming to Sands of Kahana for over 10 years now and always enjoyed every different unit I have stayed in.

We had a fabulous time in Maui while staying at The Sands of Kahana. It was even better than we expected.

For the most part, we had a very nice experience in Unit #318, in Sands of Khana, Maui. It was nicely furnished, with comfy sofas, sufficient kitchen appliances and really nice location. The bed was super comfortable. Great location. First floor but feels like 2nd floor as we are up a level with really nice ocean views. Parking was always a challenge but I imagine its every on the island and even in Hawaii in general. All was great. Erin made sure to send us regular emails with detailed information as our check in time approached.

The place was clean with a beautiful ocean view, very relaxing did not want to leave. Very easy to walk to several wonderful restaurants including the beach house which was located right on the property. Very friendly people. Would differently go Bach.

Very nice location near the pool and restaurant. We especially enjoyed our morning coffee and breakfast out on the lanai and the joy of being so close to the ocean. The evening sunsets were beautiful, although air conditioning would have been nice.
