The pool and private beach were very kid friendly and mellow. Unit A3 had a beautiful view and a good layout for our family. It really needs an upgrade though. We stayed during summer and it was uncomfortably hot and difficult to sleep despite using all of the fans. Also, the lack of a sunshade made it difficult to use the outside deck for most of the day. We would definitely return to Kahana Sunset, but I wouldnt stay in A3 again unless it gets some upgrades.

I stay at the Khana Sunset every time I am on Maui. Been doing that since the 1980's.

It was just dream came through! Ocean and stars just out of big ocean front balcony ! We loved everything about our condo !

This was our home away from home for the Christmas holiday, me and my family couldn’t have been happier with this unit. Between the kid friendly pool, the beautiful beach front and excellent location! It felt like home for the duration of our stay. We will definitely come back :)

Kahana Sunset is a gem - everything you need right there. 50 steps to the ocean and 100 steps to the pool. Bbqs with a view and turtle and whale sightings galore. The unit A3 could use a bit of updating and could be more thoughtfully equipped ( would be nice to have mugs and drinking glasses bigger than 2 sips), but adequate given amenities of the resort. Good bed and shower, but needs new carpet. Daly and updating kitchen and ensuite would go a long way.

This is our 5th year at Kahana Sunset, and we love it there. The grounds are well kept and Lance and Junior take good care of everything outside. Our unit, #A3 is ocean front, which we love, but very run down and a bit dirty. We keep hoping the owners will update it some, but not yet! It has everything we need, but not much pride in the unit.

We LOVE this property, the property staff and maintenance personnel. The A3 Unit however, was very disappointing. I do not recommend this unit. To be clear, I do recommend Kahana Sunset, just not unit A3.

Is an amazing location and we would go to kahana sunset again! But we would rent a nicer unit for the little bit extra they are. Our friends were right beside us in another Sullivan property A4 and that would be better if it was available!

This was the fourth time my family has stayed at the Kahana Sunset Resort. We stayed in Condo A-3. It was a great experience. This location was perfect for our family. The view from the condo is absolutely breathtaking, a private beach is only a few steps away from your front door, and you can watch sea-turtles feeding on a reef below your balcony. The condo was clean and well equipped, and the staff was very helpful and accommodating. Our grandchildren are already asking, "When can we go back!" I highly recommend Kahanna Sunset Resort as a family vacation destination.

We just spent a very relaxing week at Kahana Sunset in unit A3. The views were amazing!! This was our 6th stay at the property and our first stay in building A. I had read the previous reviews of this unit before deciding to give it a try. We thought it would be neat to stay just above the turtles, and it was! That was pretty much the only great thing about A3. For a million dollar condo unit we thought it could use a lot more updating and AC too!! I won’t go into all the negatives because overall we had a wonderful week. I agree with all previous comments. We will not be returning to A3 unless some changes are made. At least the bed was comfortable. Oh the things I would love to do to that place!! It is in a gorgeous location and has such potential. Kahana Sunset is our favorite property and we will definitely be back. Management and maintenance was excellent and very responsive.

Great location, the condo complex has everything you need. Can walk to the beach or the pool in 1 minute or less. All of the food and other attractions are within super close driving distance. I’d definitely stay here again! Snorkeling at the condo was also not too bad, turtles seem to like to hangout in the bay there.

This is the second stay for me at Kahana Sunset A3. The communication from the property management company was excellent. I rated the property low due to very outdated fixtures and very worn out and dated furniture/rugs. Because of this, the unit just doesn't feel clean and fresh. The sofa cushions were worn as was the large area rug. The cracked/broken linoleum flooring downstairs, worn carpet on the stairs and floors upstairs felt very dirty. The same bathroom cabinet door in the master bath that was broken last year is still broken. The shower curtain in the master bath has rust around the shower curtain rings and the curtain itself has some mildew on it. This is not an expensive fix. The kitchen has very worn and tired cabinets and drawers and has an overall dirty feel to it. Plus the lack of basic kitchen utensils and cookwares makes cooking pretty challenging. The electrical plugs feel loose and often the plugs would come out when attempting to charge cell phones and electronics. During my stay, it rained heavily off and on for nine days. All of the other units in building A have a nice, retractable awning that allowed guests to sit outside during the rain. A3 is the only unit that doesn't have an awning. Also the lack of air conditioning made for some very warm afternoons and evenings. The price for A3 reflects its lack of updates and amenities. Wish the owners would have more pride in their property and at least refresh it. This review is NOT a reflection of housekeeping. They are doing the best they can working with very worn and outdated materials. The view is wonderful and the grounds are beautifully maintained. Compared to the other units, this unit just falls short with the basics.

It was horribly hot. They need some sort of window units. The couple fans they had was definitely not enough. The bathrooms and kitchen is desperate for some updates and cleaning. We were so miserable there we had to go rent a hotel room. The beach was the only thing we thought was good about staying there.

We had the best time!! It was beautiful and safe to allow our kids to run around and explore. The facilities were amazing, the location couldn’t have been better with a short walk to the Market. We are coming back!!

Great location. Lovely to be right on the water. The resort is clean and lovely, we especially enjoyed the beach and pool. The condo itself (A3) is in need of some repair (one of the nobs on stove is on order, second bedroom cold facet is too tight, wiring on downstairs ceiling fan is sketchy, there are holes in downstairs flooring) as well as being outdated. However the furniture was fine. It is cheaper than other units on the water but be aware there are more issues than just being out of date. Would definitely stay at and recommend Kahana Sunset but would not return to A3.

We stayed in A3 with another couple for 2 weeks. The grounds and staff working the units were very professional and kind. A3 has a beautiful view but that’s the extent of it. It is seriously outdated with things falling apart , falling off or just not working. The floor is missing patches of flooring. The front door drops chunks of paint each time you close it. The toilet roll holders are falling off the walls. The bath doesn’t drain (took over 24hrs). The stove top only has a couple burners working. Fridge has broken shelves. Doors don’t close. Internet crashed and didn’t work the last few days. Coffee pot is a serious fire hazard. The list goes on. Whomever owns this place needs to put some TLC into it. I really don’t think you will receive return guests. For the same amount of money I will get another unit with the same price but well looked after.

Of course the location of Kahana Sunset is wonderful, however I do not believe unit A3 lives up to the anticipated experience. The unit needs significant upgrades in all rooms including the kitchen. Minimal cooking utensils also contributed to the issue. I would recommend Sullivan no longer list this unit for rent.

The unit is just as advertised. The unit has a great view and is located in a nice area. The bed is comfortable and is located just down the way from a shopping center with good eats. Surprisingly the little market there has fantastic poke. Word is out though so you will want to go in the morning. The Sea Shore restaurant down the way ended up having the best Mai Tai than anywhere else we tried during our trip. Just as the description says, there is no air conditioning. We took showers just before bed to stay cool. All in all it was a good stay but I think next time I’d rather pay more and have air conditioning. I thought we would be cool enough without it but we did have some nights where we were pretty warm. We went in the beginning of October.

Kahana Sunset is a beautiful location, and was very accommodating and friendly. We had a few deficiencies in our unit, like light bulbs out, missing kitchen items, but were taken care of immediately when reported to Sullivan properties. Overall a great experience!!

amazing location plenty of room for your family clean and tidy!

The location of this condo is perfect. The beach is directly below you and the condo is nicely situated a short drive from many other great beaches and sights. We were lucky enough to be there during whale season, and we saw whales every day from our balcony. The rooms are very comfortable, and while the kitchen is dated, the prices reflects that fact. We ended up cooking several meals down at the community grills that are fantastic. We would certainly stay here again!

We always enjoy our time at the Kahana Sunset. This year especially we appreciated all of the care that the onsite manager (Carol) gave us--we had an important package coming and she made certain it was delivered. Regarding Unit A3, it is our "go to " unit but this year there were a few things that we thought might use improvement. The "sharp" knives were not sharp and only one was suitable for sharpening--fortunately there was a a sharpening steel and we were able to keep an edge on the one knife. There was no spatula for turning hamburgers on the grill. The refrigerator seemed to really be struggling and made lots of strange noises--seeming to run a great deal. Other wise our stay was lovely. Love the location and the care that Sullivan Properties accords us as guests. When we had an issue with chain smoking guests in A4 it was promptly and courteously resolved. Steve was courteous and prompt with correspondence. Since the unit has not been remodeled we felt that the price was very fair and appropriate.

We loved everything about our stay here at the golf villa. The service was excellent, and the process from beginning to end was seamless. I would definitely recommend this property, and overall would give an overall rating of 5 stars. The views of the golf course and ocean was beautiful. The property management company Sullivan Properties was very responsive and proactive by checking in with me a few times to make sure our needs and even wants were satisfied.

Overall most wonderful. Sullivan was immediately responsive with any requests, the condo was peaceful, and it was the best bed i've ever slept in (and I am very fussy). Thank you

The listing, communication and instructions were as described. It was nice to be at ground level, no stairs to climb or multi levels in the unit. The kitchen was fully stocked with everything you need to cook. Kapalua Bay was a 10 minute walk, saving the headache of trying to find parking at the beach. Very nice community!

The unit was poorly maintained. The odor of mold was very strong. The shower in bathroom did not work, but they did repair it. The toilet seat in 2d bathroom was unstable. Great views.

Condo was very nice with all appliances working well. Everything was clean and well maintained.

Had the pleasure of putting my daughter and husband as well as son and girlfriend in this unit while we staying in a 3 bedroom down the hill. The unit has nice upgrades and easily accessible on the main level-no steps to go up or down for the unit which helps. We spent 10 days over Thanksgiving and had a great experience. We've been to Kapalua 10+ times and you can tell the units that are old and dated and those that have the nicer remodeling done and this is one of the latter. Overall a great unit and we had a great time there!

From the moment we stepped in the Kapalua Golf Villas we knew this place was perfect. The quiet setting on the golf course and a short walk to Kapalua Bay made our vacation a terrific one. The unit was not only clean it was filled with everything we needed. The only thing missing was a beach umbrella, which would have been handy to have. The extra large lanai looking over the golf course and ocean was exceptional. A very comfortable king size bed and queen sized pull out couch worked well for us. We would highly recommend this unit to others!

The condo we rented, 19T4, was wonderful. We usually stay in the Bay Villas, but this condo was perfect. This wasn't our first time to the island, yet it was as enjoyable as the first time. Really, really loved this particular condo's amenities. As mentioned above,the condo's amenities were exactly what we needed, and more. The location is great and the view, priceless. The only inconvenience were noisy neighbors, but what can you do about that? As it's the villas, we expect to pay a bit more, but the accommodations are worth the price if you want comfort, amenities and a great location.

When we had a tiny issue with a broken toilet I could not have been more impressed with your responsiveness. The issue was fixed within hours even on a Sunday.Extra blankets would have been great. Got a little chilly a few nights. We had a great stay, love the location and plan to be back!

We thoroughly enjoyed our 1-week stay at Kahana Sunset B3. The unit was just as advertised and able to accommodate 5 adults comfortably. All lights, plumbing, and mechanicals were in perfect working order. The kitchen was stocked with enough pots, pans, and servingware so that we could prep our meals. The grounds were very well kept and we used the pool, bbq area, and beach access w/out issue. On our last day, we had a maintenance issue with the front door which the front office accommodated w/out issue. We would not hesitate to stay at Kahana Sunset again!

We loved the location and the unit. It was the perfect size for my wife & I and our 2 teenage kids. My only complaints are that they didn't provide tissues, no real BBQ utensils, and the other utensils were cheap.

Kahana Sunset and Sullivan Properties under-promised and over delivered. We LOVED the private beach, complete with it's own family of sea turtles regularly hanging out in the coral just past the sand. The view from the condo across the well manicured lawns and pool and out to the ocean was spectacular from both the main room and the master bedroom. We loved being able to see both Lanai and Molokai from our porch. The condo itself was clean and updated. The kitchen was well stocked, and the wifi and TV worked great. The beds were comfortable, including the pull out couch in the living room. And there were even amenities we weren't expecting - like boogie boards, beach towels, table games, and an ice cooler. We also loved the location. Honolua Bay, amazing snorkeling, and the wildness of the northern Maui tip were right around the corner. And we were just a step away from Kaanapali and all you can do in that resort area. We also did several trips for dinner to Lahaina, which was only about 20 minutes away. The check in and check out process was super easy, well communicated, and went without a hitch. We never had to really interact with management, but it felt like we could have easily done so had we needed to. Overall, we LOVED our stay at Kahana Sunset! We'd do it again and would highly recommend it to anyone considering Maui and wanting a low key, quiet private beach atmosphere.

Kahana Sunset was a wonderful stay for us. The property was well manicured, and the private beach just steps away from the condo was wonderful. We thoroughly enjoyed the sand, the turtles and snorkeling in the bay, and the grassy knoll where you could sit or lie overlooking it all. The condo was clean, updated, and well stocked. The location was near to shopping and restaurants. We appreciated being near to Kaanapali Beach, Honolua Bay, and only 15-20 minutes from Lahaina. We would definitely stay here again.

Great beach fronting property, BBQ’s & pool. B3 needs sprucing up. It is functional but dated. New bedspreads and new fans upstairs would make the bedrooms more comfortable. I would not have chosen this location for my families visit I had been informed of a very noisy exterior painting project going on. The constant annoying beep beep of the heavy equipment made nap time impossible. Otherwise, I would recommend this property.

We will definitely stay here again. Perfect little private beach and a great pool for the kids. This specific condo didn’t have an AC, which worked out just fine because we had the doors and windows open to let the breeze in. The neighborhood is peaceful and scenic and you are a 6 minute walk to Napili Market. Farmers market is on Wednesday and Saturday and you must check it out! This was the best family vacation and a much needed escape from the cold weather.

Would not go back. Dirty and stained bedding and mattresses, dirty window screens, dust balls on walls, dirty and dated carpet, sticky handrails and cabinet knobs, leak under bathroom sink, broken TV upstairs, broken electrical outlet. Needs paint refresh. Very noisy upstairs bathroom fan.

We loved our 7 nights at Kahana Sunset, B3!! The home was represented exactly as pictured, which sometimes we’ve found does not happen with rentals, so thank you! The views are fantastic, the grounds are immaculate and the staff working hard each day on the grounds were friendly. The rental company said they wouldn’t provide beach chairs, but previous guests left theirs so that was a welcome surprise. We appreciated the washer and dryer, we used it every day and were glad to be provided with the laundry pods. We found the beds comfortable, there were plenty of towels for the four of us. A few things to note—-the carpeting on the stairs is very old, worn and stained. Seems an easy and small update. The unit could use a new broom, the one provided looked VERY old and dirty, but that’s a minor suggestion. We also discovered that our front door code was deactivated several hours before our checkout time. That could have been quite an issue for us, but luckily a family member stayed behind on an outing and was able to let us in. I communicated this to Sullivan Properties, as I read a previous guest encountered a similar problem and it seems they needs to adjust their front door code process to align with actual checkout times. Minor suggestions, but otherwise we were so happy with this rental.

The overall grounds and pool area were lovely, well maintained with courteous workers.
The inside main floor was clean. The kitchen needed more cereal bowls and a whisk.
The upstairs was dark walls that were scraped and stained. The stair carpeting was dirty and old. The washer made horrible noises that one could hear clear downstairs on the lanai.....
Mattresses were old and uncomfortable.
The view was spectacular........we enjoyed our stay and would come again.....the upstairs inconveniences were tolerable.

We have rented at Kahana Sunset many times over the years, always staying in the B building. We have used both 1 and 2 bedroom units. This is the first time I have been in B3 and I have to say it was a big disappointment. The unit felt dirty and things were broken. Sullivan Properties responded immediately to my notice of broken items and were very attentive. I would not reserve this unit again, however I would reserve a different unit as I still like Kahana Sunset overall. I’m not sure if the following questions are referring to unit B3 or the grounds of Kahana Sunset. The overall property was very clean and well attended.

Had a fantastic time here this past week with friends and family. We had 2 toddlers that it was perfect for since the private beach was a walk away, same with the pool. The place was clean, it was easy to find and access, and is only a short drive away from Lahaina and all of the west-side attractions. Thank you for hosting a great week!

Beautiful location, roomy and nice to be able to barbecue and cook when the restaurants were not available. However, never had enough towels and there was no air conditioning.

We stayed at the Kahana Sunset for the first time in January 2021. The property is gorgeous! We definitely plan on returning in the future. However, we won't stay in Unit B3 again. There were several things that made it a less than ideal unit. The patio furniture was in terrible condition. Also, the unit sleeps 6 people, but there are only 3 chairs for the patio table and 1 was unusable. There were no beach chairs provided in the unit. We bought some and left them there, so maybe in the future people will be able to use the ones we left. Again, there were no oven mitts, so we had to buy those as well. The door knob to the master toilet and shower room was broken, but my husband was able to fix it. Overall we enjoyed our stay, but as stated earlier, we won't stay in this particular unit again.

The overall cleanliness of the unit was good but the condition and cleanliness of the carpet and couches needed attention. The mattress on the bed was probably the original and was in poor condition! Other units that we have stayed in have had an extra set of linens for the bed whereas this unit did not. The filters for the air-containing needed replacing and the drain in the tub/shower was extremely slow. We felt that was necessary to inform Sullivan of the maintenance concerns and the issues were addressed! The length of our stay is usually 30+ days whereas the average stay is much shorter and other guests may not feel it is important to mention these things to management. Erin and Keaka are extremely pleasant and accommodating where possible! The location of the Bay Villas is ideal for what Brian and I(and our extended family who are there a portion of the time when we are there) are looking for! Over the years,we have stayed in various units and prefer the end units with the one bedroom upstairs. Erin is always entertaining to talk to even though I am unable to bring him butter tarts from Canada! Our original reservation needed to be changed due to exterior painting but Erin gave us sufficient notification and alternatives which worked out fine.

This property was basically the perfect stay, the views and location were absolutely breathtaking. Super spacious for our family of six, super comfortable furniture and all the necessities. The only thing to note was a few dead roaches but it is a property right near the water in a tropical location and there was never any living insects that were bothersome and the washer is quite small so keeping up with washing beach towels is a process as the washer only held 3 at a time. In all I would 100% recommend the property to anyone who is looking for an amazing stay in beautiful Hawaii.

Cannot beat the location of this unit, especially if you have kids. Great area to play outside and it is within walking distance to the best beaches on the west side.

Shared this unit with another couple and it is the perfect setup -- essentially two master bedrooms linked to a common area and kitchen. GREAT location in this development -- 20 yards from the path that walks the ocean shore or takes you to the main hang-out beach. Huge lawn area. Secluded porch off one of the rooms. Great location of condo with expansive lawn space. Afternoon and evening sunsets were great. Quiet and private. Easy access to pool and beach. The condo itself needs a little updating but overall a very enjoyable experience.

Everything was great. Was nice to get a phone call before hand to go over checkin and to see if we had any questions.
